This Autumn’s Showcase magazine brings together our top listings from across Tasmania, from the inner-city abodes of Greater Hobart and Launceston, private sanctuaries like Skye Farm and Bonnie Doon in the South and the coastal retreats that bath in the Autumn sun.
As we move further into 2025, Tasmania’s residential property market is showing clear signs of renewed strength and balance. Following a period of market recalibration in 2023 and early 2024, both the Northern and Southern regions are rebounding with increased buyer confidence, stabilised pricing, and solid investor interest.
In the north, the market has responded positively to the levelling of interest rates, with sales volumes up 12% year-on-year. First home buyers have returned, buoyed by a more measured buying environment, while interstate purchasers—lured by affordability and Tasmania’s enviable climate—have re-entered the market in growing numbers. The north’s high rental yields and low vacancy rates continue to underpin strong investor demand, particularly along the coast, where value and lifestyle combine.
Southern Tasmania is also gaining momentum, highlighted by a notable 8.8% rise in transaction volumes. Greater Hobart’s premium property market is bouncing back, with local buyers making up the majority of transactions. High-end homes and prestige properties are regaining traction as local confidence strengthens, reflecting broader economic stability and buyer willingness to invest in quality assets. This sentiment is also being shared with the east coast market, as discretionary spend begins to become available, buyers are returning to the lifestyle property markets like Orford, Swansea and Bicheno.
Across the state, buyer expectations have matured, with presentation and pricing playing a pivotal role in driving outcomes. Whilst days on market has plateaued; yet quality, well priced properties are still moving swiftly.
With renewed interstate interest, strong fundamentals, and a stabilising economic backdrop, Tasmania’s property market is poised for a year of steady, sustainable growth and long-term opportunity.
