Tasmania’s residential market closed 2025 strongly, recording a record $6.7 billion in sales value and the highest transaction volumes in four years. The December quarter was the strongest of the year, with 2,894 sales, up 23.5% on the same period in 2024. Investor activity rose 104% year-on-year, while mainland participation grew almost 44% across the year, attracted by an affordability proposition unmatched nationally.

Greater Hobart recorded its highest quarterly house sales in five years (581) with a median of $765,000. Launceston also delivered its best quarter in half a decade, with 362 sales and a new median record of $627,850, up nearly 11% year-on-year.

The North West continued its steady ascent, with the regional median reaching a record $576,500, an 18.9% annual gain, highlighting demand that now extends well beyond the metropolitan core.

Looking ahead, the RBA’s consecutive rate rises in 2026 warrant a measured outlook and more moderate price expectations. Even so, fundamentals remain compelling: rental demand is at historic highs, vacancy rates are tightening, and yields of 4.3–4.6% are being achieved across all regions. Hobart’s Macquarie Point transformation, including a stadium, public plazas, housing, and a revitalised waterfront precinct, will further shape long-term confidence, with construction set to commence this year. Presentation and price discipline remain decisive, but for those who understand what Tasmania is becoming, the opportunity is clear.
