Looking around the market, Tasmania’s residential property sector entered mid-2025 with its strongest quarter in a year: statewide sales rose 7.5% quarter-on-quarter as confidence improved and activity broadened across price points. Investors led the acceleration, up 41.5% to a three-year high; while mainland participation surged to its highest level since late 2022 as affordability in Tasmania widened against the capitals.

Above-average sales in Hobart’s middle and outer suburbs lifted house transactions nearly 20% over the quarter (with a modest median dip reflecting mix).

Launceston volumes edged higher quarter-on-quarter with a marginal median reset, and the North West posted its best house-sales result in three years with the median passing $500,000, evidence of depth returning beyond the metro core.

Looking ahead, stable pricing, and renewed interstate interest suggest a measured, sustainable upswing through the remainder of 2025. The fear of missing out in the market has returned; however, presentation and price discipline still remain decisive in achieving premium outcomes across Tasmania.
